If the bank turned you down for a mortgage, you’re not alone — and it doesn’t mean you can’t own a home.
🛑 Mortgage Denied? You’re in Good Company
Being rejected by a bank can feel frustrating, embarrassing, even hopeless — but here’s the truth: this happens to smart, financially responsible people every single day.
Banks have strict rules. They check boxes. And if you don’t fit perfectly inside one of those boxes, they often say “no,” even if you’re completely capable of paying a mortgage.
Good news? I don’t stop at the bank’s “no.”
🧭 There’s More Than One Path to Yes
If your bank turned you down, here’s what you need to know:
✅ There are other lenders — trust companies, credit unions, mono-line lenders
✅ There are mortgage brokers (like me!) with access to dozens of options
✅ You can qualify through alternative or B lenders who are flexible with credit, income, or unique situations
✅ Private mortgages are also a temporary solution if you need a bridge
Bottom line? We get creative, strategic, and tailored. The “no” just tells us where not to go.
🔎 Why You Might’ve Been Denied
Understanding the “why” helps us fix the issue fast. Here are some common reasons:
Low or variable income (self-employed? gig worker?)
Credit score below 650
Too much existing debt
Insufficient down payment or unconfirmed source of funds
No established Canadian credit (newcomers)
Recent job change or probation
Banking with an institution that just doesn’t specialize in mortgages
